Coal Point Residence

Set on a battle-axe block overlooking Lake Macquarie, this custom home was designed around the view from the very beginning.

Delivered by Sam Horn Building as a full design and construct project, the home combines considered architecture, high-performance construction and interiors by Sam and Court and Studio Ferguson. The result is a home that makes the most of its waterfront setting while putting comfort, durability and long-term performance at the centre of the build.

The site brought its own challenges. Restricted access through the battle-axe block and a significant amount of earthworks had to be resolved before construction could properly begin. From there, careful planning became critical to keeping the project moving and getting the details right.

High-performance principles were carried throughout the home, including airtight construction, continuous insulation, high-performance windows, careful thermal detailing, moisture management and controlled ventilation. These elements work together to create a more comfortable and energy-efficient home suited to the coastal conditions of Coal Point and Lake Macquarie.

More than anything, the home was built around its outlook. The layout, glazing and connection between the internal and external spaces were all considered to take advantage of the water views without compromising the way the home performs.
